Yes, the Jersey Shore homes are moving.... I mean being listed and sold!

In the last month many homes that have come on the market have sold quickly, at list price or above list.

I know first hand, as it's happened to me.

Doing the necessary research and finding out the comparable homes that have closed, then assessing the subject property and what it has to offer compared to those closed it's pretty easy to determine the correct list price. Then adding a little icing for wiggle room and negotiating, especially if its in prime condition (and you just MIGHT get a bidding war going..) getting it up on the MLS in days you'll know whether you priced it right or not. 

Of course if you have a seller that is unrealistic it can sure make your job rough.  I've finally learned to be honest and frank.  If they want to sell their home, it MUST be priced to sell or everyone is wasting their time. If the seller is unrealistic,,,, next! Don't get caught in a situation where 6 months down the line you are finally priced where you should have been to begin with, chasing the market down all the way. A total waste of 6 months of your life. 

There is nothing more frustrating than a seller that says "well,,,, let's just try (a price 30K more then it should be) for a month, and if it doesn't move we can talk about coming down a little... (LITTLE?????,,, duh!) Anyway, move on and let someone else deal with the stress and frustration.

Sellers need to understand that selling their home NOW is ok.... the real estate available to them is all relevant to their sale.... their home is worth less then 4 or 5 years ago, but whatever they buy is at bottom dollar, it's all relevant. Don't wait, don't put it off for a couple of years waiting for the market to "turn around" because when they start looking for their new home it will also be priced higher....

So jump on that truck, get those sellers moving, and let's all take advantage of a giant swing in the real estate market!
