All things that will help a buyer get the house. Competition is tough now and you need an edge.
Number one is key. No pre-approval letter means the rest of the process comes to a halt. I could care less how "golden" your buyer is .

Like number ten in this world. Write a reasonable offer. Last week a buiyer made a 25% lower then asking price offer. The home was the best house for the best price. Multiple offers came in. Seller accepted an offer that was over list price. Buyer was annoyed but thats how it is. Maybe next time.
