Yes, I KNOW We're Boring You......
zzzzzzzzzzzzzzzzzzzz. Hey, you, wake up!! I know we're not giving you much lately to comment on. First week of the month means market reports, so four of those completed and honestly we could probably use to add some more of those to our monthly agenda! You know how handy it is when one of your sellers (or buyers) is asking about a particular market and you can send them the link to your latest market report? Sweeeeeet!!! Don't need to recreate the wheel, just add additional comments that fit their particular situation. And all the data we provide probably has you bouncing your head off the keyboard. Kind of hard to make Median Price, Days on Market and the like exciting unless you've got a personal stake in it!
And community posts, we're finally starting to kick those up to the level we should have been doing long ago. For the most part we don't expect you to have much interest in those either. But we know buyers and sellers DO care about that kind of information. We've looked around the 'Net a bit and we're not seeing much evidence that our competition is covering communities. There's a void in available hyperlocal information and why shouldn't we be the ones that provide the information area home buyers and sellers want? Why shouldn't we try to reap the benefits? And side benefit, we get into our neighborhoods even further...even if we did get a flat tire on the 4th of July from a piece of new construction metal in the street.
And local event posts, those are a standard part of our agenda too. Frankly there's more going on than we can cover, so we pick and choose. But the cool thing is that even OLD event posts still get results. The Dayton Air Show is this weekend and we haven't done a new post this year, but we got an email Sunday from someone who found LAST YEAR'S post and had a question regarding the event. And that's just one example of local posts getting us a contact. We're getting out more, attending farmers' markets, visiting local cafes, broadcasting what we see and learn to help them. And when you let those businesses know what you're doing, they appreciate the help. You know them, they know you. Maybe it leads to something, maybe it doesn't. But at least another avenue is created to get you top of mind.
Even if all we did was stick to these three categories and mix in posts about our listing inventory, we'd never run out of topics to cover. Honestly, every one of those topic posts is written with ZERO expectation of getting comments. They're all consumer-centric. Consumers almost NEVER comment. They email, they pick up the phone, but they don't comment on blog posts but very rarely.
EVERY comment other Active Rain members leave is just gravy! We DO appreciate them, but we totally understand if you skip us on the blog roll and keep on trucking to something with more interest to you! We've all got limited time, right?
So we know we may bore you, but there's definitely method behind our intent. So we're cool if you don't comment, okay?

Kevin, No doubt, those calls can pay the bills. Points won't do that.
Market reports and localism posts are first. Everything else second. Good feature.
Right on, Bliz. Those effective reports and local happening posts you do are not for Rainers specifically. Clients call on those kinds of posts and that's why a lot of us do this. I love to hear that phone ring.
Bill and Liz:
I would rather do a hundred events post than a market post. But I know that people want to know how the market is, so I write them weekly. So boring, but read by many.
Erica, We try to keep a bit of a balance, but it's easy to tip one side or the other and have to readjust.
Mike, They certainly improve the odds of getting that contact. We'll keep doing them. Have pictures for some additional communities, and need to take more.
Evelyn, We've got the process down, and just modify our templated post, so neither the market report or community posts are tough to do, they're just VERY time consuming to get all the prep work done.
Valerie, We'll still keep some posts agent oriented to keep the engagement. We don't want to lose that.
Exactly the right plan I think. In addition to blogging market reports, I send them to our client and prospect base that lives in that community. Shows that we know what is going on and keeps our names in their minds at least for the moment :-)
Steve, And we know the minds are fickle! Got to keep right in front of them on a regular basis or some other agent will get their call. NOT what we want. I can't count how many times we've sat in a listing appointment and heard husband/wife struggling to remember the name of the agent that SOLD them the house 5 years before. By all rights, should have been THAT AGENT rather than us sitting there if they'd just stayed in tough.
Good morning Liz and Bill - you're a perfect example of what to do on AR to get business! Market reports aren't big points getters, but they are very important for clients and potential clients, and, after all, isn't that why we're here!
I often find that once I get into the groove of market reports (and I try to get into that groove more often than I succeed) that I tend to write many of them at once - different niches in our market, different towns, different aspects of the real estate market - so I've had dips and peaks in comments also. Your point is great - remember that your business is real estate, not collecting AR points!

You clearly are not boring anyone, 45 comments is nothing to sneeze at. I too am trying to do more local posts and I also am happy when someone comments on them.
Wayne and Jean Marie, The key on the market reports is identifying the niches and then setting a schedule to do that. Get the routine down and full speed ahead :)

BLiz- boring? Absolutely not. I do read local posts on events and neighborhoods because I can travel vicariously through them. And YOUR local events posts have always set the gold standard for me. I've actually sent links to some of those events to my friends who live in West Chester. I'll comment on some market reports and local posts not because I can get 25 points (I make more than 10 comments a day anyway) Sometimes I'll stop by just as a way of saying "hello" and a "thank you" for commenting on my post.
Kathy, You also understand the Localism bug :) We also enjoy the vicarious travel. Realistically I know we won't get to everyplace we'd love to go, so seeing the pictures from the firsthand folks is a fantastic substitute. We enjoy blogging and getting the message out there about what our communities have to offer. The mix may change a bit, but it's a continual learning experience :)
Well I'm doing what you are doing, so I understand. It's also been a lot of fun, and the hyper local blogging has given me a new perspective on my area.
Debbie, It's the thing to do to get the consumer calls, and it's helped us immensely with our local knowledge.
Charita, We're pumping out Market Reports and have some Community Overview posts on tap for the next few days. We're out taking pictures regularly to support those, and have plenty more we want to get pictures for.
