Communication between Landlord & Tenant SHOULD not be DIFFICULT * Tenants need to.....

...commumnicate with their landlord so that there are no surprises that need to be addressed AFTER the fact.

...Getting married.  Individual tenants can certainly fall in love and have a boy/girl friend or a new spouse; however, ADVISING the landlord that this is happening and ASKING if anything needs to be done is BETTER than sending a wedding invitation.  The new spouse may need to complete application paperwork and be added to the lease OR there may need to be an entirely NEW process started to qualify the new spouse/significant other....ASK FIRST!

...Obtaining custody of a minor child.  Sometimes a part-time parent can become a FULL-TIME parent through legal action or happenstance.  Advising the landlord of the possibility allows the landlord to address any issues with neighbors, etc.

...Buying a BOAT!  MOTORCYCLE! RV!  These may all appear to be the same as a car; however, they are NOT!  A covered boat or motorcycle may be termed an "attractive nuisance" by the owner's property and liability insurance to addressing where to part and store these items BEFORE they are purchased is a GOOD IDEA!

How the landlord addresses these issues as they arise is KEY in maintaining their relationship with their tenants!

Don't know about new spouse or significant other and need to serve a notice.  Get NASTY surprise when tree falls on BOAT that landlord did not know was at the property...

This is great advice, Wallace.  I don't think a lot of landlords or tenants give a lot of thought to some of these issues.  It's good to be reminded that everything should be on the table.

Wallace:  Any changes in occupancy are necessary...I remember I was shocked one time when a tenant had a duck in a jacuzzi in a home I owned...All they said, was, well you said no dogs...

Good points Wallace.  Good communication is pretty much a requirement in all aspects of our lives and business if we are to avoid conflicts.  It can eliminate a lot of problems.

Tenants rarely have the education necessar to understand the landlord's perspective in the renting process.  These issues effect the landlord's expenses and may well cause the rent to rise

Wallace , Congratulations on the featured post. Most of the clauses are part of the lease but tenants forget about them once the lease is signed.

Just because they get a MARRIAGE license, it does not mean they can bring an additional adult into the rented property.

That's interesting Wallace :)!  Honestly, (and this is because I haven't ever done property management), I wouldn't have thought of that...well, the marriage or bringing a kid in.  The boat/RV I think would be more obvious especially if you are renting in a place that doesn't allow the vehicles to be stored there.  Great thoughts and great learning :)!

Wallace, good advice! I don't think tenants understand the implication of having other people moving in with them. I've seen this happen where a family will rent a property and another family will move in with them later to help bring down the rent payment.

What a great post.  We haven't had this occur too often so it hasn't been a problem but I can imagine how it could lead to problems.  Of course all adult residents need to apply and be vetted through the qualification process in a rental property!

I at least want a completed application on the new spouse - no credit check fee - just the information.  I suspect more tenants don't realize that the landlord needs to KNOW who is in their property
