This is the Windsor CO July 2012 Real Estate Market Report:
June Property sales were 69, up 23.2% from 56 in June of 2011 and 19.0% higher than the 58 sales last month. June 2012 sales were at their highest level compared to June of 2011 and 2010. June year-to-date sales of 302 are running 24.3% ahead of last year's year-to-date sales of 243.
The Median Sales Price in June was $298,250, up 3.1% from $289,333 in June of 2011 and up 12.8% from $264,500 last month. The Average Sales Price in June was $314,329, up 2.4% from $306,820 in June of 2011 and up 3.3% from $304,210 last month. The June 2012 Average Sales Price was at a mid range compared to June of 2011 and 2010.
The Total Inventory of Properties available for sale as of June was 333, up 25.2% from 266 last month and up 14.8% from 290 in June of last year. June 2012 Inventory was at a mid range compared to June of 2011 and 2010. The Average Days On Market for June was 84, up 2.4% from 82 days last month and down -16.8% from 101 days in June of last year. The June 2012 Average Days On Market was at its lowest level compared with June of 2011 and 2010.
Windsor CO is experiencing strong positive trends in sales activity, prices and inventory, all of which are indicative that a recovery is underway in the real estate market, even given the fact that some portion of the increases are related to seasonal effects, this being one of the busiest times of the year for real estate activity. However, it is still an excellent time to consider buying - homes for sale are still attractively priced and low interest rates continue to provide favorable impact on affordability.
