Meadows of Blackhawk - Pflugerville, Texas - Market Analysis - January 2008

As a five-year resident of the Meadows of Blackhawk, I like to keep an eye on the market values here in our neighborhood.  When the toll roads opened about a year ago, the prices started trending upward and they continue to appreciate.  As a fellow homeowner, this is important to me, too!

Currently, there are 12 homes available in the Meadows, with an average asking price of $234,951.  The average square footage for these homes is 2,730, for an average price per square foot of $86.51.

Presently, there are 7 homes under contract in the subdivision, with an average listing price of $217,278, and an average square footage of 2,788, yielding an average price per square foot of $77.93.  There was one very low listing price (about $65/s.f.) which brought down the average a bit.

Over the past quarter (September through December 2007), there were 11 sales closed within Meadows of Blackhawk.  The average listing price was $218,908 and the average sales price was $212,721.  This means that homes sold for approximately 97.2% of the list price.  The average number of days on the market was 57, which is about 20 days less than the average for the Austin MLS.  The square footage of the homes sold averaged 2,661, and the price per square foot for the sales was $81.07.

In other area news:

Located at the intersection of the aforementioned toll roads (45 and 130), Stone Hill Town Center is slated to open within a few months, and it promises over 1,000,000 square feet of shopping and entertainment.  Home Depot, Best Buy, Chili's, several retail clothing stores, a large Cinemark theater, and a fitness center are among the anticipated tenants.

Jason, it sounds like the Meadows of Blackhawk is a nice area.  I'm sure you are excited about all the amenities coming your way.  The area that we live in sounds much the same and I have enjoyed having all the conveniences coming to me.  Now when our daughter comes to visit she moans about losing all the countryside but she is not the one who has had to drive to everything.

MARCHEL - That is exactly how we feel here in Pflugerville.  The new toll roads have made everything so incredibly convenient, and the new shopping I mentioned here is going to be about 1.5 miles from my home!  It is a different world here now.  We have been in this town since 1995, and it was mainly pasture land when we moved out here.  Thanks for checking out my Localism post.  I have a similar one for the adjacent neighborhood that I just posted.

Hi Jason:  I really like the sound of the Meadows of Blackhawk.  And... just think of all those shopping opportunities in the upcoming retail.  I usually prefer non-chain restaurants, but I just love Chili's chicken crispers.  The Meadows sounds like a great place to live... and I'm glad you are enjoying raising your family there.  Take care...
