Hi Marie,
I'm a huge believer in staging. Instead of putting money towards a consult (where people don't do what they should with the advice), I go in with my stager and work with her and pay her an hourly rate and we go directly into staging mode. Using mostly the clients things plus some props she brings along we, re-arrange furniture etc. I usually ask the sellers to declutter before we come, giving them very specific "to do's".
I find this makes a big difference on how the home shows and helps to sell it quicker and for more money. In fact it still amazes me everytime on how great the transformation can be.
I haven't spent money on a consult that doesn't change anything because they don't do it and everyone is happy.
It costs me more but in the long run it pays off. I also don't do it for every listing but maybe I should.
Just a different approach that I prefer.

HGTV doesn;t have time to get into in in 26 minutes-and it doesn't make for good TV anyway-but it is the personal reactions and preferences we all share and understand that is the way to approach this whole getting a house ready for sale talk. Kathy-I have a few agents that work with me the same way. I've also heard of agents who work out a deal to reimburse sellers for the consult cost AT CLOSING if they follow the suggestions and keep it up. Your success speaks louder than anything else. BRAVO to you!!
Marie: The homes that I listed that were professionally staged were so much easier to sell. All the barriers to seeing the home for its 'inner beauty' were removed. Good post!
