Open House IdeasOpen houses are a great way to market your business while potentially making a profit. There are a lot of ways to hold open houses and you may like your current system, but there are always new ideas that might surprise you.

 

The following ideas are from a Best Agent publication, “The Perfect Open House of a Billion Dollar Agent”:

 

Organize the open house when a community yard sale is being held. The sale will bring lots of extra traffic through the neighborhood, perhaps people who may not normally be in the area.

 

Make it look special. Have a few treats available that won't dirty up the house. Sparkling lemonade in the summer and spiced cider in the winter are popular drinks in the South. Make sure the house smells good with something "homemade". Take an apple, slice it, sprinkle cinnamon and nutmeg on it and put it in the oven before the event. Then the house smells like "home", making potential buyers associate the house with the "coming home" emotion.

 

Think about having a giveaway. Have visitors fill out an entry form telling you what they thought of the house and how serious they are about moving in the very near future. For the giveaway, think future home things: a small Lowe's gift card, a gift card for a pizza place or local favorite restaurant, etc. Afterwards, follow up with everyone who filled out an entry form.

 

• Form a relationship with a local art association and have an art show at the open house with a group of artists or a solo artist. You could choose paintings for each room that go with the decor. The artist(s) would have a reception during the open house and they can invite their clientele. When you send out your fliers, include a picture of the house as well as photos of a few of the art pieces. Put advertising on your website and work with the artist to be included on theirs.

 

Consider a themed open house.  Health issues are one example. Consider having a nurse on site to test the blood pressure and blood sugar of potential buyers. Provide “heart-healthy" snacks like fruit and nuts. If the house has health-promoting features like a bidet or special air or water filters, emphasize that as well.

 

Offer a wine tasting at an open house to attract a large number of potential clients to a location. This would work well with high-end properties.

 

• If it is an empty house, form an agreement with local furniture dealers to decorate the home. They will be improving your chances of selling the home and marketing their products at the same time.
