NW Seattle Luxury Home Market Update
The Northwest corner of Seattle has some of the very best views of Puget Sound, Olympic Mountains and amazing sunsets. The selection of luxury homes offered for sale in Blue Ridge, Broadview, Innis Ardenand The Highlands has steadily increased since March of 2012.
The upper priced home market peaked in March of 2012 and has been trending toward since a buying rally in mid-June saw home upper priced homes start to trend upward into July (2012).
Shifting Market
The luxury home market has shifted from a seller's market in January of 2012 to a strong buyers market with the “Market-Action-Index” hovering around 15-18 (anything over 30 indicates a seller's market).
The average market time for home sales was at its lowest in September 2011 250 days, reaching the high-water mark of 366 days in April of 2012 and since has steadily been trending downward.
