Although still rare, Union County homes have sold above list price and with multiple offers this year! Here's a four step way to get it done right for your home:

1. Price low. I don't mean to price it so low that you feel cheated, but price it low enough to generate excitement. 1-2% below appraisal value is usually enough to get the ball rolling, but 3-4% is even better. Think like an auctioneer - lots of peopl interested in your home means the price is going to go up!

2. Make it easy to show. Have a lock box. Be able to get out of the house, with pets, at a moment's notice. Place as few restrictions on showing as possible.

3. Make it immaculate. Nothing sells faster than a clean home. Absolutely NO piles of stuff laying around! Shiny, empty counters. Minimal wall decorations. Nearly empty shelves and cabinets.

High energy pricing is what we label this strategy. Price it below it's best competition, take great photos for the Internet and MLS and either host a weekend open house or expose it through a weekend and let agents know you'll review all offers on a Monday evening. This gives buyers enough time to view, get financing in order and prepare their highest and best offer for your seller!
