Hidden just across the Prince William County line is the waterfront community of Belmont Bay. As you cross the Occoquan River take a glance to your left and you will be surprised at what you will see. A community Washingtonian Magazine has twice picked as one of the "best communities" to live in the DC area sits right on the Occoquan River.
What makes it even more unusual is the VRE station at the entrance to the community making the commute in to DC a breeze. The main gate of Fort Belvoir is less than 10 miles away, Quantico is the same distance to the south and the Pentagon is an easy commute via easy access to the I-95 express lanes, commuter parking lot a mile away or the VRE.
The neighborhood has a number of options for buyers interested in the ease of condominium living. Below is a list of the buildings and amenities offered.
Located directly on the Occoquan River, Harbor Pointe East and Harbor Pointe West were the first condominiums built in Belmont Bay with deliveries starting in 2003. Both buildings have an entrance lobby and two elevators that service the units. With 134 units total the buildings feature floor plans ranging from the smallest Hudson 1BR/1BA to the Magellan at 2200 SF. Each building features underground parking, a fitness center and a center courtyard facing the river.
Harborview completed in Fall 2005 is located one block off of the river and overlooking the Osprey Golf course is the only residential high rise in Prince William County. With 119 units on nine floors the building offers an on-site property manager, party room, exercise room and its own pool. Harborview is a poured concrete and steel building and also has a two level underground garage. There were no one bedroom units built in Harborview. The smallest two bedroom unit runs around 1400 SF and the largest unit the Camden is 2400 SF.
HarborSide Condominium sits directly facing the Belmont Bay Marina. The building was completed in 2007. There are four floors and 28 units in the building with six models range in size from the 2 BR/2BA Rappahannock model to the 2BR & Den York at 2156 SF. As with all of the other "Harbor" condos the building has underground parking and storage for each unit.
River Club consists of three buildings constructed by Comstock homes from 2004-2007. The buildings each have 5 floors and a roof top deck with views of the Occoquan River and Osprey Golf Course. There were 6 models available ranging in size from 1150 SF to 2300 SF and from 1BR/1.5 Bath (Tribeca) to 3BR/3BA (Greenwich). The building offers underground parking as well as assigned street parking.
The final condo building in Belmont Bay is Beacon Park. Originally built by Comstock it features the same floor plans as River Club. However when the real estate market had it's sharp decline in 2007 the condo was purchased back by the original Belmont Bay developers who completed the remaining condos in 2011.
Rentals in Belmont Bay are always popular due to the VRE Station in the community, the Woodbridge Park and Ride lots as well as easy access to Fort Belvoir, Pentagon and Quantico.
