Only 100 homes for sale and 40 sold in June.  That's about a 2 and 1/2 month inventory.  Buyers shouldn't wait on the sidelines very long as prices typically start rising when the inventory gets this low.

Gabe, I checked the numbers. There are actually 146 homes for sale. So it is closer to 3.5 months. It is amazing that the absorption rate is that low. You would think that prices would begin to go higher. Just has not happened yet. When lenders loosen up just a bit and people gain more confidence this market is going to shift considerably.

Endre, wow, I hear you. Good inventory is at such a premium it is amazing. I hope it is profitable for you as well.

Debra, I was a bit surprised to realize how many properties sold. I double checked the numbers just to make sure. The market seems to go two steps forward and then a step back. Have a great weekend.
