As a real estate broker, what do I expect from a home inspector?

Reblogger Dr. Stacey-Ann Baugh
Real Estate Agent with Century 21 New Millennium

A good home inspector is an integral part of the real estate team.  I love home inspectors who are thorough and patient with the buyers, willing to answer questions raised by the buyers.  It is especially important to me that they provide a detailed report with pictures so that the buyers have all the information they may need.

As a real estate broker, what do I expect from a home inspector?I have heard home inspectors called many names, and not all of them are good.

Aspersions like “deal-killer” or “nitpicker” and even worst are often cast, and usually without justification.

What do I expect from a home inspector that is working for my client?

I want them to leave no stone unturned and no component unchecked.

I want my clients to know EVERYTHING about the condition of the house that they need to make an informed decision.

I have never had a home inspector kill a deal. I have had many a HOUSE not pass muster and I am so grateful that the inspector provided my client with a clear and accurate picture of the property that they had under contract.

My goal is NOT to make a sale. My goal is to ensure that my client is completely satisfied with their purchase.

And that they go to closing with eyes wide open!

While not everyone seem to agree with this, i believe that as a Realtor I should NOT suggest a home inspector to a client.  i prefer to point my clients to a sources with certified home inspectors and let them do the selecting.
