Rosemary - it looks like you list a lot of short sales. Are you finding them really time consuming and are many being accepted by the banks? We have a lot in Elk Grove also and I'm finding it draining recently.
Lori ~ draining is a good name for it. But really the marketing is the same. Its not as bad now for me because I did my research on how to work them and I have condition myself that I may be successful with the negotiations of the presented offer or it just may not work out. The control is out of my hands once I compose the report, forms and the offer ~ and I have resolved myself that I will exercise patience in letting them tell me what their decision is. Meanwhile, I just keep marketing the property in hopes of getting another offer.
Nothing is for sure until the close - especially on these short sales. But really, it is draining with the normal sales and the buyers that want REOs. Banks are dropping out like flies, and the good deals are getting just enough attention to have at least 1 other offer on the the table at the same time that I have presented my buyers offer and the other offers have won out a couple of times. So to be honest, its all draining. This area from Sacramento to Modesto is heavy in short sale, with Stockton and then Modesto leading the way and Sacramento right behind that. Elk Grove have to be in there somewhere!
Now I cannot leave the message on a negative note because that is not my make up this year. So I will say in all due time it will all pay off. I said that because that is what I really believe. In all due time. So I turn down nothing and I just keep rolling. Feel drain? Yes, but only for a minute until I get my second wind.
Tom ~ well it broke the minutes rules... now if we can just get it SOLD. Short sales can be a turn off to those that just want to make an offer and know in 3 days and either go to closing or move on. So its tough. But at the end of the day, it is what it is.
