This is an enormous problem in Westchester.  It generally only takes one or two people who hate dogs to get the ball rolling.  About 90% of all condo and coop complexes in Westchester have no dog rules or major weight limitations.  Its forcing people who would LOVE to scale back into a condo to stay put.  It is preventing people from moving from the city to Westchester - because NYC welcomes dogs while Westchester spurns them.  

This is preventing people from moving on with their lives.  Pets ARE FAMILY. And they deserve a far better shake in Westchester. 

The truth is that complexes that have continued to allow dogs of all shapes and sizes have fared better than complexes that haven't during this recession.  Sure they were impacted. But not as badly  because they were seen as viable scale-down situation for people who had homes with - yes - DOGS!

The problem is so bad that this blog started out as a blog that openly promoted the few complexes  that actually allowed dogs.  About 18 months ago a board president proudly contacted me asking me to revise my blog about "her" pet-friendly complex because they had changed the rules.  No more dogs!  I told her I would not edit the blog since it was time sensitive and I couldn't be revising every blog I wrote when board members contacted me and that being pet-UN-friendly was nothing to be proud of.  I told her the truth, her complex had little to offer EXCEPT for the fact that it was pet-friendly and that they should look to their dated common spaces and deferred maintenance if they weren't getting top dollar for their units.

Every condominium community has rules and regulations to follow to maintain a peaceful, enjoyable and controlled environment for its homeowners.  One of the rules that continually change in many communities is the rule about pets.  This is a rule that can kill a deal faster than a bullet is shot from a gun.

There are people who had their pets before they had their children.  Pets are part of the family; it's another member who goes on vacations and has their own area in the home. 

To eliminate the right to have a pet is suicidal for all condo owners, and to limit the type and size of a pet is just as insane.  I’ve seen rules that limit the number of pounds a dog can weigh and the number of dogs one can have.  Small dogs that you can hold in one hand make more noise than most large dogs.

Restricting pets in a condo community is eliminating the greatest percentage of homeowners of all ages.  Some people have had their pets for a long time; they consider them their children; and no one wants to give them up.  Why do resale communities allow this to happen? 

Builders have guidance from their agents, and this is a rare occurrence with new construction.  After the community is sold out and the homeowners take over, the fun begins.  It’s the blind leading the blind.  Rules are created that prevent sales from happening.  Pets are an American way like apple pie and baseball, and it’s a grave error to eliminate their existence.

Its definately foolish to try and take the animals out of the picture. Or "regulate". You eliminate the majority by doing so. Great post.
