MARKET UPDATE - SHERMAN HOMES SOLD IN JUNE 2012 - REALITY CHECK OR TALES OF WOE

 

Eight homes sold in Sherman, CT in the month of June, 2012. That in itself may sound like a good, happy number for a town, where sales in the best of times might be only in the low single digits per month. On closer examination, the true picture is less bright. In fact, the numbers might reflect a microcosm of the real estate market in the last few years. 

 

Some readers’ eyes may glaze over just glancing at the jungle of numbers in the “Homes Sold in Sherman” chart below. The “numbers geeks” that stick with it might find the statistics worth reviewing.

 

Three of the homes that sold in Sherman in June 2012 started the process as long ago as 2010, two in February of that year. The original prices reflected the bubble optimism of the peak market of 2005-2006, no doubt in spite of the respective realtors’ pleas for the sellers to be more realistic. We can all just hear the pained exclamations of “I’m not GIVING my house away!!!”, which is what it must have felt like at the end, when the final sale numbers for homes sold in Sherman in June came in at 74% of the original asking prices, on average...  Sellers tried different agents, which brings to mind yet another cliche - Sherman’s selling track record proved that it was good to be the second or third agent in this market. The average market time was 504 days, or nearly 17 stressful months.

 

It should be noted that two of the homes sold in Sherman in June closed rather quickly, one in 52 days and the other in only 45. Remarkably, the latter actually sold ABOVE the asking price. Both were priced in 2012 and REALISTICALLY, resulting in expeditious sales. Buyers seem to know and recognize value and perhaps sellers are adjusting (getting resigned?) to the realities of the current real estate environment. Good news is - homes do sell in this market, and sometimes swiftly, it just has to be the “right” price, as recent numbers in Sherman graphically demonstrate.
