We are definitely in a dynamic period in the real estate industry. We all have to be prepared to change our vision, our methods, and our expectations ....no more just cruising and reaping the benefits. Not going to happen in 08'.

There is more apartment construction going on in Bryan-College Station. With all the available units out there in all sectors of multi-family I wonder what will occur economically. Will there be rent wars?  Most likely it will begin with Teasers.. Sign a lease and get a year of free this or that. Or like we did in the1980's: Sign a year lease and get a free color TV or trip to Mexico.  Funny thing we didn't give away many of either. People just wanted cheap rent.

 Alternately the rental market could be the new horizon. In our area many parents have purchased homes to house their student-children while attending A&M.  If the economy begins to suffer will they continue to buy... or will they return to renting...thereby stimulating the rental market? I suppose every scenario has a bright and dark side to it. Time will tell and I am sure the scenario wil vary greatly from region to region.

Wow, I just logged in this morning to write a quick post about apartmenet locating before heading off to church. I specialize in rentals in my area because it has always been a big part of our market. It was a wonderful way to get my start in real estate. I just didn't realize how huge it was. I just recently learned that I can do just a well helping people find apartments.

As for the college thing, I am planning to do just what you mentioned and hire my son as a property manager so-to-speak. He will be going to Sam Houston State or UT Dallas in the fall. Guess I should start looking for that house soon.

Rentals have increased in our market, too.  Smart investors know that the prices we are seeing right now will not last.  More and more active adults are renting a home here and own in another climate.  It's been a revelation.

Hi Trey, I think that parents will continue buying homes in our area for the student-children.  They want to provide a 'home' environment for their kids while attending college and that also gives the parents a place to stay when they come down.  Lately I've seen more parents buying for their kids and only one or two will live in the house so the parents will have a bedroom when they come down.  And...the parents are paying CASH......

From what I've been reading about rental markets that they will do very well.  Since there are so many persons wiht challenged credit due to sub-prime and foreclosures that the renters will have no other choice to pay higher rental fees due to bad credit.
