If you're an Orange County home buyer you probably know by now our Southern California real estate market (like other areas) has really heated up and many home buyers are finding themselves in competition with multiple offers on the same home.

Take a look at this quick 2-Minute Real Estate Video on home buying basics on getting ahead of the pack and getting your offer accepted.

  1. In addition to your written contract/purchase agreement you will need a copy of your pre-approval from your lender. And no, a pre-qualification won't do, sellers and their agents want to see the approval in writing.
  2. A copy of your initital deposit, aka as your earnest money deposit that if (you're using the CA Association of REALTORS contract states that amount will be depositie into escrow within 3 days of acceptance of your offer.
  3. Verification of funds, a copy of a bank statement (or something comarable) showing you have enough to dover your down payment and closing costs if applicable.

In today's market I don't know of a seller (including banks on foreclosures and short sales) or seller's agent that would accept an offer without these basics. So it's essential you're prepared with these 3 basics when it comes to buying an Orange County home.

Lynda, most buyers don't know the difference between pre-qual and pre-approval letter and to be honest with you, what passes as a pre approval today is many times not as solid as I'd like to see for my sellers.

Hey Nick ~ I could't agree with you more. For me when it comes to working with a buyer I know it's helpful for them to understand the process. We're seeing so much competition right now in the marketplace I can't remember the last time I wrote an offer and we were the only ones. Therefore the better prepared a home buyer is, the more successful they can be.

When it comes to my visuals, I try to use the idential words on the screen that I've used in my dialogue and they appear on the screen a second or two prior to me saying them for more effective communication. When we see something and hear it both it has a greater impact. Therefore my key points are also visual.

For my audio is use an external mic. In the beginning with my first flip (no port for an external mic) the audio was less than desirable, but then again they were better than NO video so they're still up and running.
