Buyers today (because of the shift to a seller's market) need to have everything ready for the buy.
Hey Tom ~ I had to take a look to see where you are, actually right down the road a bit from those of us in No. OC and you are absolutely correct. There is so much competition out there right now and with these rates I expect to see it continue for quite some time.

Preparation, as a buyer, is even more important in this busier and more competitive market. THis is great education for those who may not quite be as prepared as they should be.

William ~ Yes it has been a while, it's just been tough keeping up with all that's going on in the marketplace it's been a while since I've been here. Yet this is an issue many of us are dealing with.
Hi Jeff ~ You're right about preparation and for those buyers who are not, sorry to say they're pretty much on the losing end.
Lynda, most buyers don't know the difference between pre-qual and pre-approval letter and to be honest with you, what passes as a pre approval today is many times not as solid as I'd like to see for my sellers.

Hey Nick ~ I could't agree with you more. For me when it comes to working with a buyer I know it's helpful for them to understand the process. We're seeing so much competition right now in the marketplace I can't remember the last time I wrote an offer and we were the only ones. Therefore the better prepared a home buyer is, the more successful they can be.

When it comes to my visuals, I try to use the idential words on the screen that I've used in my dialogue and they appear on the screen a second or two prior to me saying them for more effective communication. When we see something and hear it both it has a greater impact. Therefore my key points are also visual.
For my audio is use an external mic. In the beginning with my first flip (no port for an external mic) the audio was less than desirable, but then again they were better than NO video so they're still up and running.
