What happened in real estate in Hyde Park NY in June 2012?

During June in Hyde Park NY there were 11 single family homes sold, which was more than a fifty percent increase over June 2011, when there were 5 sales. Back then, 3 of the 5 sales sold at a price above $200,000. This June, 9 of the 11 Hyde Park single family homes sold  at a price under $200,000. This was not a surprise, for if you read the real estate report for Dutchess County, both median and average prices fell, and so this was expected to be true in most of the towns.Eveready Diner

There were 2 homes with accepted offers, and 8 in contract. Half of the homes in contract were priced over $200,000 - an indication next month could see a higher average and median price.

Of the 14 new homes that came on the market in Hyde Park during June, 13 were built between 1948-1992, 1 house was built in 2002 and that was the most expensive home, it was listed at $1,150,000.
