Predicting what will happen to the housing market feels a bit like a poker game. As stories unfold some say we've hit the bottom and others think it's still 6 months away from now. Just who is bluffing with these statements? Only time will tell.

In the Treasure Valley area the news is mixed but it's looking like things are starting to improve. We are seeing more home sales and the inventory is starting to decrease.  We still have a lot of homes to move through and the higher priced homes will need some further reductions to continue to help our market.

The home sales we do have are partly attributed to better pricing to accurately reflect today's market. Some homeowners continue to cling to the higher prices of 1 year ago but they are starting to come down in their asking price and this is helping everyone. Despite current homeowners equity related issues the market shows signs of stabilizing. I know that people remain cautious but there are amazing homes in all price ranges plus interest rates remain great!

Recently one of my client's, whom I've become friends with closed on a great home in Nampa. We were able to find an affordable great option for them under $150,000, negotiate on repairs and now they are about to move in this weekend. We spent a few hours during the final walk through making sure repairs were completed. It was great hearing them discuss what they plan on doing design wise to some of the rooms and to their large back yard. They are excited to say bye to their small apartment and to have a place to call their own where they can celebrate with bbq's on their patio, play ball in their yard, move in a new hot tub and take advantage of the tax benefits. I hope they'll have many blessed events to follow.
