I grabbed a For Sale sign out of my garage, scribbled my phone number on it with a black felt-tipped pen and shoved that sign into my front yard -- all because my neighbors were drawing traffic from their open house. As a result, my home sold that afternoon. But that was a fluke. Typically, sellers put more thought and effort into home marketing.

I start with photographs, in the article linked below, because photographs are the single biggest draw online. They can make or break your presentation. Even small details look fabulous when isolated as a larger, close-up picture. But make sure those details are picture worthy. I've seen agents insert photographs of an electrical panel -- I kid you not -- into MLS. That's what words are for: newer or updated electrical. Don't, for crying out loud, put a picture of it online. There is nothing aesthetic about an electrical panel.

See, I was thinking more along the lines of unique light fixtures, inlays, arches, leaded glass, marble vanities, mosaic backsplashes, vintage roses . . .

No, my dear.  I will just put it all out there and be as honest and transparent as I can.  I took the photo myself.  HOWEVER, I didn't post it anywhere. (until now)  I have no clue why I took it, other than the fact that the water heater wasn't as photogenic!  Without AR, perhaps I would have.  Hey, at least I got out of my car to take this one!  Can I still subscribe to your blog?!

I take a lot of photos that I don't post, too, Natalie, because it's hard to remember every single item after doing the initial inspection. Not to mention, I can't read my own writing half the time.
