This is the July 2012 Market Segment Report for Fort Collins CO Three-Bedroom Houses
First-time home buyers, smaller families, empty-nesters or those considering downsizing from a larger home will want to search the inventory of Fort Collins CO Three-Bedroom Houses, which makes up the biggest segment of homes currently available for sale.
Fort Collins CO has a substantial inventory of three bedroom homes, with 523 currently on the market, ranging in price from $72,000 to $1,475,000. 238 of these homes - about 46%- are 1-story ranches. With so many three-bedroom homes for sale, there is a wide range of choice in size, style, location and condition - there should be something to fit everyone’s needs, tastes and budget.
The 3-bedroom home segment of the Fort Collins CO real estate market has performed strongly so far in 2012 – there have been 613 sales of three bedroom homes, priced between $25,500 and $850,000, with a median price of $220,000, and an average price of $246,263. Average days to get an offer for the homes that sold has been 69 days, with an average days on the market of 106. These 613 homes sold for an average of 98.3% of listing price.

The 3 bedroom home segment is the most brisk in our market too. In fact, we need more inventory, especially those properties, in good condition, priced under 300K. Hi Debb - Thanks for your comment. We also are a bit short of inventory to meet the demand in this category, but it is improving as potential sellers are becoming aware of the increased sales activity.
Hi Dick -- I like how you to continue to break down your market into these different segments -- it's how people shop for homes. In our market, the desire for single story homes are at top of many homebuyers' lists regardless of the number of bedrooms.
Having a three-bedroom ranch myself, I am a huge fan of these homes...and it is surprising to me that you have nearly a majority of that type of home in Fort Collins. I wish I could send you some buyers!
Dick, It looks like you have a pretty good inventory but I know things are selling quickly as they are in most of our markets. Buyers had better not delay or they will miss out.
