Grand Lux Realty expands from NY to the CT MLS and seeks more Real Estate Agents. So Grand Lux Realty needs more agents. The Company currently offers a 70% split, with opportunities to earn up to an 80% split. No desk fees. No E&O insurance fees. No advertising fees. No franchise fees. No technology fees. No buyer/seller lead fees. No fees at all. All you need is a car, cellphone, & laptop computer with a wireless card. You can come into the office or work from home or your car. Full-time or part-time. Experienced or beginner. Licensed or not.
And you have the opportunity to "write your own ticket". If you think something is missing from our commission split programs that you want us to implement, just tell us. We'll be happy to tweak our program to better suit your needs.
Even if you're not interested in joining us, maybe you know somebody else who might be. GLR offers a $250 bonus if you refer a licensee to us who has done $0 volume in the past 12 months, $500 bonus if you refer a licensee to us who has earned over $1 in commissions in the past 12 months & $1,000 if their gross volume was over $1 million for the past 12 months. You do not need to be licensed with us to earn a recruiting bonus.
Best of all, GLR has over 1,500 real, local, leads for our agents. There is no floor time. The leads go onto a database for the benefit of our agents. GLR belongs to the Westchester/Putnam & Rockland/Orange MLS systems, which include the Bronx & Dutchess Counties and the Connecticut MLS system for Fairfield County.
GLR offers a hybrid, customizable, listing service which creates a lot of volume for us. Having a lot of listings brings us a lot of buyers. But we don't have enough agents to cover our buyers & sellers.

***Effective immediately, our commission program as follows:***
1. All GLR agents will start at a 70% commission split for their first commission earned & for 12 months following their first commission earned date.
2. All GLR agents can increase their commission split up to a maximum of 10% for an 80% commission split:
(agent must have earned at least $10,000 total (including commissions plus recruiting bonuses plus other income from GLR) in the past 12 months to be eligible to increase their commission split, have earned at least $250 in recruiting bonuses, have a laptop computer that works in the office & prints properly, have a car, a cellphone, have professional business cards, a sentricard, be organized with their filing, & be properly licensed & a member of the Hudson Gateway Association of Realtors):
2% for each of the following:
2A. Earn a National Designation or Certification like: ABR, CIPS, Green, GRI, SRES, BPOR, HOMES, RSPS, SFR, CRS, or CCIM (must be listed on your business card).
2B. Earn some other designation (must be approved by Michael & listed on your business card).
2C. Be an Associate Broker (must be mentioned on your business card).
2D. Have earned in the top % for all our agents in commissions in the past 12 months.
2E. Have over 10 active, conditional contract, or pending listings.
2F. Be an award winner from HGAR for production while licensed with Grand Lux Realty.
2G. Have earned in the top % for all our agents in recruiting bonuses in the past 12 months.
2H. Be a paid-up member of one of HGAR's professional groups (i.e. The Women's Council of Realtors or The Commercial/Investment Division). Must have a name-tag with our logo & wear it to the meetings.
1% for the following:
2I. For every $25,000 you have earned in commissions plus recruiting bonuses in the past 12 months.
0.5% for each of the following:
2J. Attend at least 1 office meeting in the past 30 days (office meetings are Tuesdays at 10:30am &/or Saturdays at 11am).
2K. Exclusively use our @GrandLuxRealty.com email address with a signature filled out & have a professional outgoing message on your personal voicemail stating that you are a Grand Lux Realty agent & have professional business cards.
2L. For every 50 posts on Trulia.com, using your @GrandLuxRealty.com email address & linking to our Grand Lux Realty website.
3. If you have earned less than $5,000 in the trailing 12 month period (gross income from GLR), then your commission split will be 60%.
4. If the customer or client is considered "Friends & Family or Sphere of Influence or Yourself" then the commission split will always be at least 70%.
5. If you have earned in the top % for all our agents in recruiting bonuses in total with us, we will double your recruiting bonus to $500 for an agent recruit who has earned $0 in the past 12 months, $1,000 for an agent recruit who has earned at least $1 in the past 12 months, or $2,000 for an agent recruit who has sold over $1M in the past 12 months. You do not need to be licensed with us to earn a recruiting bonus but you must be licensed with us to earn a double recruiting bonus.
6. I want us to have more listings. I want Grand Lux Realty to have over 100 listings at all times. As an added incentive & whenever GLR has more than 50 listings & less than 100 listings, I'll pay you $100 for each new listing you get, at the time of getting the listing. The file has to be complete. If you have over 5 active, conditional contract, or pending listings, I'll pay you $200 for each new listing. If you have over 10 active, conditional contract, or pending listings you'll earn an extra 2% on your commission splits if you are eligible (See #2E above).
