The appeal of the small town ambience yet big city convenience of South Pasadena remains high.   The lack of inventory of available single family homes for sale is resulting in multiple offers and often sales in excess of list price.    This lack of inventory is being felt as there are many area homeowners who wish to remain in the community but need a larger(or smaller downsize home) are not selling because they feel they cannot find a suitable replacement home.

During the period of January through June 2012, South Pasadena 51 single family properties sold in the city.   This compares to 64 homes sold during the first half of 2011.   Sales prices in 2012 reflected an average of closed price of $1,001,397(median $870,000) versus 2011 average sales price for the first half of $967,218(median $886,000).  

There are currently 24 single family homes on the market for sale in South Pasadena.  They range in price from $549,000(Oak Hill Avenue) to $1,850,000(Oaklawn).  19 homes are in escrow.

Michael very interesting numbers, I would have guessed that 2012 would have had more sales vs 2011, quite a surprise to me. BTW firs I missed your report because I was so enjoying the pictures had to go back and read it the second time:)

Hi John -- I'm a big advocate for mass public transit and although it is somewhat limited in Southern California -- it's all about baby steps, right?

Endre -- if there was more inventory of homes available for sale --- the number of sales would definitely be higher -- the situation in many of areas of the Western San Gabriel Valley is not demand but supply.   Glad you liked the photos.
