Are there homes to be had in Brookeville, MD for under 500K? It's slim pickings but yes. Those, however, may come without an A/C.
I showed 2 homes in the area last weekend that did not have any air conditioning nor (enough) ceiling fans - showing them on the last day of a record-breaking heat wave did nothing but make painfully aware the obvious.
However, with a list price in the mid-to-low 400s respectively and fantastic locations in the heart of the historic districts, these homes will sell, eventually. It will take vision, some milder temps and a pot of gold. We have the vision but negative on the pot of gold. It's too bad really since Brookeville is a wonderful area and homes listed for under 500K are far and few between.
The average list price for a detached single family home in Brookeville is currently $789,601 - just 6 of 41 active listings are below 500K. Thus, it is too be expected that homes listed in the 400K range will likely need some improvements or upgrades such as an A/C. It may be a good move by the seller to provide some cost estimates to any prospective buyer or invest in some ceiling fans to make the worst bearable at least.
There are homes to be had for under 500K in Brookeville, MD. However, you may need some patience to wait for the right one and have realistic expectations - it wont be a mansion on 5 acres.
While there are a handful of decent choices, homes in the 400K range will likely be older, with less square footage, on comparably smaller lots for the area and perhaps in need of some upgrades or TLC.

Hi Tammy, LOL! Yes, just 6! Another town in the same area, Sandy Spring, has just 1 at this point in time - it was the other home without an a/c we looked at.
Brookeville, like other Montgomery County communities will always sell. Folks buying there are ready to sacrifice A/C for highly ranked public schools.

Hi Lenn, the schools are just one of the many great features the Brookeville area has to offer. The proximity to shopping, the serene country side, plenty of parks ... it's a wonderful place to live. My office is just a few minutes away and I frequently find myself driving around the area even if I'm not showing homes.

Brookeville, MD is a beautiful place. I have fond memories of that area from my youth. 'Couldn't have imagined there would be anything priced under $500,000 there, and I'll bet you catch the eye of some local blog readers with this title.
Hi Pamela, it's such a desirable and beautiful area that it's slim pickings below 500K. I understand how this can be mind-blowing to people in other areas. Many families relocating here will go through a culture/price shock.. but there are plenty of other areas where prices are not quite as steep.
