Buying A Maine Land Parcel...And Wondering Are You Missing Anything?

If you plan on a private water well and a private septic system...even if a recreational pirvy or little house outback with the Sears catalog in it, get a HHE-200 soil test and septic system layout plan BEFORE you buy.  Anytimes when it is not needed or prudent to have prior to closing? Sure..its a 100 acre field, high and dry, no neighbors with wells handy, no rivers, or lakes bordering it to have to consider Maine shoreland zoning regulations..ahead full speed.  But on smaller parcels that may not be the minimum 20,000 square foot state standard or the beefed up minimum lot size for the township the land is parked in, where's the number for that soil evaluator? You need to give him/her a jingle for the 3 foot hole that they cork screw the soil auger down into beyond that for a soil profile and analysis.  You want the septic to work right?  Is it going to require with marginal soils and ledge being handy to the surface a raised bed, pump  to utilize the dead whale in the backyard mound in the spot where you thought the future garage was going up in? Get a soil test.  For Maine frequenty asked questions on of septic soil tests / requirements check here before finalizing the real estate transaction. Also to scope out the health of the soil for planting crops, raising critters background, this University of Maine soil analysis for ph, and other factors comes in handy.  Like the business card of one Caribou soil tester says, "Like people, soils are different!".  How well do you know your soils?
