DESCRIPTION

Carriage homes in Braemar are always in demand. They offer a great single family home alternative to buyers looking at upper end townhouses. This Parkdale by Brookfield Homes is no exception. The Parkdale is the largest carriage home you can find in Braemar with four bedrooms on the upper level. This one has a Master Bath with a separate soaking tub and stall shower instead of the standard tub/shower combo. You will also enjoy the convenience of the dual vanity. The second full bathroom on the upper level is what the remaining three bedrooms share. The main level offers a colonial layout with the formal living and dining rooms flanking the foyer. Each formal room is made a bit more elegant and inviting by a bay window. Formal dining room opens to kitchen through a Butler's pantry, which faces the main level laundry room. The kitchen is the favorite area of the home. It boasts a large island which gives plenty of cabinet and counter space. Kitchen also has a breakfast area and is open to the family room. Family room features a gas fireplace. Main level also offers the convenience of a powder room. The basement in this Parkdale is finished, so you have a rec room, den and another basic full bathroom. Basement has a walk-up exit. The hallmark of the carriage homes in Braemar is the detached two car garage. Most carriage homes have it, and you'll be glad to know this one is in the majority. Of course, my favorite feature of this particular Parkdale is the charming, covered front porch. Living in Braemar you'll get access to all community amenities which includes two outdoor pools, multiple tennis & basketball courts, playgrounds and walking trails. This home is located in an area of the community where basic cable & Internet service are offered as part of the HOA dues. As a Short Sale, a buyer should expect to wait for 30-45 days for bank approval.

Michael:  These front porches are so cute.  And when it snows, it looks like these homes belong under a Christmas tree.

Scott:  Judging from initial response, I think it will be under contract by the end of the week.

Will:  Absolutely.  Nothing but the best for my Braemar sellers.

What it is a partial bath, Chris Ann? Is it a 1/4 bath or a 1/2 bath? I love the way people describe homes in other parts of the country. But a partial bath sounds like a bath that wasn't finished, and I know that's not the case in this lovely home. We don't have 3/4 baths in California, for example, but they do in Minnesota. It's a bath with a shower and not a tub, btw.

Elizabeth:  It's a powder room with a toilet and sink.  In our area of the country, a bathroom is full if you add something like a tub or shower or a combo of them both.

Where do you suppose they got the name "powder room?" I mean, I realize if you're at a restaurant and get up to go the restroom you might say you are going to powder your nose (not me, of course), even though nobody carries around a compact with face powder anymore except maybe that makeup artist who followed me around town during my photo shoot last month. Always pawing at my face. But you wouldn't say that at somebody's house, would you? So why would you call it a powder room?

Debb:  Thanks.  I love these carriage homes with covered front porches.

Elizabeth:  Because it sounds nicer than half bath I guess.
