Top 10% of Agents in Middle Tennessee

Top 10Before any of you go crazy thinking that I am claiming to be in the top 10% of agents in Middle Tennessee, I am not. This was a statement made by another agent in my area who was responding to a home seller's question posted on Trulia. In that response, he claimed to be a top 10% agent in Middle Tennessee.

I was surprised to see this statement. Why? Because to my knowledge, there is no such list. Now, I admit there has to be a top 10%. The question is--who accumulates the data, produces the report and disperses the information? And how often?

I decided to contact my local MLS to see if I could get a copy of said list. I was informed by Realtracs, the MLS provider for all of Middle Tennessee, that no such list exists. They don't track this information. Not only that, they don't make it easy for their members to track it either. It can be done but it's an arduous task.

Realtracs did say it's possible that the various real estate associations may track sales data, but even if they did produce such a report for their association, it would only contain data for that particular association, not the entire Middle Tennessee area. The only authoritative source for that information would be Realtracs themselves and they don't compile it.

Top 10 ListWhat did this agent mean by "top 10% agent in Middle Tennessee"? I don't know. Was that a top 10% listing agent or a top 10% selling agent or just a top 10% agent for total sales? Was that the number of transactions or the volume?

Who knows? Whatever the case, the statement was made in error. 

While I do agree it is within Realtracs' ability to provide such a list, they have chosen not to.

There are thousands of agents in the Middle Tennesee area, it would be a huge undertaking for an organization to compile the sales data for every single agent in Middle Tennessee and then rank them.

SELLERS BEWARE: If a Middle Tennessee agent tells you during a listing appointment or anywhere in writing or the internet to be in the top 10% of agents in Middle Tennessee, challenge his/her statement and ask for written verification of such.

Just because an agent makes the claim doesn't mean it's true. And based upon what I learned today, he or she is just blowing smoke by stating:

I am in the top 10% of agents in Middle Tennessee.

In fairness, you may want to check with any local publications about this. In Silicon Valley, both San Jose Magazine and the San Jose Business Journal do contract with third party companies to put together such lists and publish them.

No offense, Michelle, but some agents do overuse #1, #10, ''Baddest'', Biggest, whateverst agent in (...) . I guess, Tammie meant all those agents who are not actually top producing agents, but claim they are.

Inna - I have come across two instances this week involving this kind of statement. If the agent has the proof, then present it is all I'm asking. Sellers shouldn't question when these types of statements are made.

I see this a lot, and always wondered where you can find that info. I say it's just a marketing ploy, rather a dangerous one if you can't deliver. Anyway, never mind them. You just keep up the good work as a Franklin TN short sale agent and I wish you more success!

Debbie - Nothing would surprise me.

Bas - Some areas do it. I've actually seen the reports. Here publications rely on the information that is submitted by brokerages. If the brokerage doesn't report it, then it's not included.

Tammie, I would almost bet on it this agent is a newbie. Another claim that kills me is when agents say they have the most integrity. hmmm on that one. Why would anyone say it, just do it.
