Four Keys to Successfully Selling Your Glenview Home

1. Deciding to Sell or Not to Sell: Initially, you'll need to make a decision on whether or not it is the right time for you to sell. Some people have no choice -- their job or other life situation makes it necessary for them to sell at a point in time. If you are considering selling to downsize because you're retiring, upsize because your family is growing or other personal reasons, take a look at the market in your area as well as your bank account, to see if you have enough available cash to use for a down payment, closing costs and moving costs.

2. Prepare Your Home for Selling: I can't say it enough -- DECLUTTER! Rent a storage unit if you have to in order to get your extra items out of the way, but you must declutter your home. Put all those little knick knacks and souvenirs you have sitting around out of sight. Newspapers, magazines and the like also need to be hidden. It's a good idea to put seasonal clothing away as well, so your main closet doesn't look overcrowded.

The outdoors needs decluttering as well. No bikes or toys should be sitting out on the lawn or driveway. Flowers should be neatly trimmed of dead blossoms. Bushes, hedges and shrubs should all be trimmed neatly. And of course, the grass should be mowed on an as-needed basis, even if this means more than once a week!

Once the clutter is out of the way, you can then easily clean carpets, paint walls, and make needed repairs to get your home looking its best.

3. Find a Realtor®: Interview more than one prospective agent. Ask them about their listing contract, how they decide on the best price to list your home at and what kind of marketing they will be doing. Do they have a professional photographer who will take great photos of your beautiful home? Will your listing include a virtual tour? And how are they with negotiation once an offer has been received?

4. Set the Best Price: Of course, the Realtor® you select should have a handle on the market, comparables that have recently sold in your neighborhood and the like. Your agent also won't have any sentimental attachment to your home, which gives him or her a more realistic way of setting the price. So give your input, but listen to your agent as well.

All good points.....DECLUTTER is a key and I am more surprised the number of people I see "becoming" hoarders, and do not see it.
