Congratulations on the extension! I'm having SO much difficulty getting an extention from a Chase closer with a power trip. We've been working on ours since March of 2011 (Chase has been ridiculous on this file), and she won't budge for another 2 weeks to give the Buyer's Lender enough time to package up the loan. I'll tell you one thing, this short sale is closing, and I will escalate it to everyone at Chase if I need to. I'm so happy you;re getting to your closing!

I had one that Chase refused to agree on the very last day before the trustee sale. Negotiatior was sorry but the investor said no. This was a lovely home in an area that had gotten overrun by the gangs. My sign had been kicked and broken and left hanging twice. I sent pictures and the comps were so low in the area. I had a $400,000 cash offer on a loan that was $540,000 and no second. There were also road closures on the freeway for 1 yr for upgrading so the traffic was a nightmare. The bank turned the 400K deal down without countering as the other side said they would have paid up to $440,000.
Then they put it on the market and it took a year to sell and sold for $320,000 and they had to pay the outside agent 10% commission to get any offers. I was so upset and swore I would never do another short sale. What the problem was ( and I am a REO agent) that the company who did the BPO's priced them high so the bank would foreclose and guess who they gave the listing to.....yep the same BPO broker. What a racket and in my opinion they were cheating the bank. I was giving them a good offer so it served the investor right for not accepting my offer (not mine buyer as I was the listing agent but OSB).
But I moved on and I am waiting right now for Chase to send me some assets to sell. Time will tell.

We are having our walk-through tonight and I think we are all ready to close. I think it is so exciting for the buyers and sellers especially as they are emotionally involved and it means so much to them. I really like my clients too.

Kristin, Great job to you in getting that short sale extension. You're right short sales take time and patience, but the process seems to be alot more streamlined than in days gone by.

Thanks so much for the kind words. I am so happy we are almost done and so happy for the buyer and seller both. Doing a short sale is a working relationship between the parties and the agents and of course the bank. It is sometimes long and frustrating but well worth the time and trouble for all parties and most of the time a happy ending for all.

You are so right, patience is the word and everyone has to have it and a whole lot of faith too. Yes, the banks are better than they used to be and the Negotiators and Closers are easier to reach by phone and/or email. My last short sale, the Bank of America negotiator called me at least a dozen times before 6:00 a.m. It is a good thing I get up early so I was ready for any calls coming in.
The system is definitely a lot better than it used to be. I think they continue to work to make the web sites even more user friendly than before.
