Everything is always negotiable.

From a Sellers standpoint- Having a termite inspection at the very least pre market makes sense.

Many times , defects, repairs and other items found can easily be corrected prior to market at a much cheaper price.

Knowing the extent of any damage can assist in setting up price and by providing this information to buyer up front can save a seller a lot of heartache down the road.

Other inspections-if I am representing buyer, I always think it is in buyers best interest to have an inspector representing the buyer only. Some inspections to consider but not limited to:

Whole House Inspection

Roof

Foundation

Sewer

Pool and Spa

Electrical

Plumbing

Heating and Air

Buyer states that can get rather expensive. Yes it can be, but is miniscule in regards to finding major issues that could cost buyer thousands down the road. A good Home Inspector can actually advise if further  specialized inspections need to be performed.

Everything is always negotiable. Sometimes you can get the seller to split the costs. Sometimes you can write into contract seller to reimburse buyer if defects found and buyer and seller cannot agree upon renegotiating and /or repairs. Otherwise the buyer understands they are responsible to pay for inspections whether they choose to proceed with purchase or not.

Remember the seller is required in the State of California to disclose any and all information about the home while in their possession, including but not limited to neighborhood issues, house defects and repairs and any other issues that could affect the value of the home to the prospective buyer.
