Gita, it was such a difficult one & so much emotion too...they were hoodwinked when they got this loan which makes me furious that the lender who did it wouldn't make it right...but the approval letter lets them move on.

Kevin, it is cheap labor as you know but the emotional and innate rewards are great!!
Ginny, great job on this, but I need to comment on "No they do not remember much about it …they wanted that home and would do what was feasible to get it. Of course, they said they trusted this first time home lender and yes, where was their trusted Realtor at the time advising them?"
We don't know what the Loan Officer or Realtor told them back then, but I do know one thing for sure. If you were to pull out their loan documents from when they did the mortgage, everything would be spelled out in those documents, and as far as I know RI is an Attorney State, so all those stipulations would have been explained at the Closing, including what the monthly payment would eventually go up to.
I deal with buyers all the time that don't want to hear anything other than you can approve them for the mortgage on a house that they love, and they don't care how you make it happen. Just before I read your blog I was responding to a young woman that has $30,000 to purchase a house with, but the problem is that her gross income is only $1,833 per month and she has $244 per month of student loans. I have told her that depending on the loan product we go with she can qualify for a mortgage (not sales price) between $40,000 to $50,000. She does not want to hear that because she wants to purchase a $140,000 property, and keeps on tell me that someone else has qualified her for much more than what I am telling her. I don't think that is true or why else would she be trying to get me to tell her that she can qualify for more. She will probably keep on looking until she gets into some odd ball type of mortgage that I am not aware of and ends up getting in over her head. Who will be at fault then? She has been told what she can afford, and will most likely be pointing the finger at someone else when she can't make the mortgage payments in a few months, and then it will be everyone else's fault and non of her own.
The buyer above is not unusual today, and even more common back then. They want that house so bad, that no consideration is given to the future, and will keep on looking until someone tells them what they want to hear.
Sorry for the long answer, but I live this on a weekly bases.
WOW George, this hit a nerve with you and buyers for sure...there is always 2 sides to any story but I still do feel that any agency which is charged with making sure buyers do not get into the wrong product would do an interest only loan for a 1 income family for first time home buyers...You do make good points & I see another blog coming from you on it!!
