Frank, Sharon - I guess, sellers in MA are luckier than FL...lol.
For MA, the major chunk of seller's closing cost is....real estate commission and attorney fees. State Transfer Tax to an extent and rest all is minimal!
Frank/Sharon, Great list of what the sellers costs are in Jacksonville FL. I thought attorney's weren't needed in your area for closings?
With the real estate market being the way it has been for the last few years, closing costs have been a hot topic for negotiations. Folks have become more creative, so there no longer is normal.

Praful, Seller closing costs are about 2% of the purchase price plus whatever the real estate fees are. So I guess it's better to buy a house in MA!
Larry & Sheila, attorneys aren't necessary for a closing, but we prefer to work with one vs. just a title company. It's so great to have someone you can call for advice and that your clients may call as well without a hefty charge for a few minutes.
Joe, here most closings are traditional on buyer and seller side, but I have one coming up that isn't at all.
