Rickards High School Tallahassee FloridaToday marks the fifth and final post in our series on homes sorted by school zone with homes zoned for Rickards High School.

In case you missed the previous articles, you can also read about homes zoned for Chiles High School, homes zoned for Leon High School, homes zoned for Lincoln High School, and homes zoned for Godby High School.

Currently, buyers can choose from 376 homes zoned for Rickards High School and listed for sale in the Tallahassee MLS, which is consistent with Chiles, Leon and Lincoln, and fewer than those found in the Godby High School zone.

Year to date, the number of closed homes zoned for Rickards High School has declined by 6% when compared to the same time period in 2011. Values have dropped about 9% as well.

In the real estate graph above, we can see the number of closed home sales through June of each year for homes zoned for Rickards High School. Sadly, 2012 marks a 9-year low in YTD home values, and there are still far more home sellers than home buyers in these Tallahassee neighborhoods.

Home buyers can still expect superb values and falling prices, but I would still expect to see the homes zoned for Rickards High School sell slower than those in the Northeast Tallahassee real estate market. The combination of the over-building with the large shadow inventory and forgotten inventory of homes means this section of Tallahassee has a long, long way to go.

Definitely a HUGE plus in the area I grew-up in.  People made a mass exodus from the City of Chicago and southern suburbs to enter the school district of Lincoln-Way High School in the Lincoln-Way communities' area.  So much so that it went from 1 small rural school with 4 feeder communities ... to a 4 huge seperate campus(es) district with additional property being purchased for further growth.  Proof that the quality of the schools reflects greatly on the value of homes within the district ...

Still makes a difference in certain zip codes in my area.  Buyers definitely search for homes based on school district, especially my favorite kinds...move up sellers!  They usually want to keep their kids with the same friends.

Mission Viejo High School is one of the best athletic schools in the country for football. Also ranked very high for many other activities. Definitely buying in that district is a huge advantage for property values.

Families move into Rochester, MI for the award winning schools here.  I feel very lucky to be working in this area.  I don't have to sell them on the schools because it's common knowledge.

So...yes, you are correct, the quality of the school system is a good selling point and great value for the area.
