I do believe that the most important aspect of working with clients is good communication.
I agree with you. If we know what a buyer wants we can find it and get to a closing more quickly. The problem is that so often the buyers don't know what they want and then we have to deal with different wants by all parties.

Tammy- I agree, sometimes we have to ask the right questions to pull answers from buyers because they just aren't sure of what they need (even when they think they are).

Tammy, great points...I have buyers I've been working with over a year, there needs seem so simple but have not been able to find THE ONE! They want new construction but either the price is TOO elevated, or the builder uses tasteless supplies. I getting ready to have my husband biuld them their home, but they need to find the property and work with the architect first.
