What this Arvada Home Sales report tells you:  One interesting note is that the distressed sales (short sales and foreclosures) are going under contract and selling in larger numbers than the non-distressed sales.  So home sellers in the $300-400,000 category have not only a 3-month absorption rate, but also distressed sales to contend with.  Buyers - good that's good news for you!

This report includes only detached single family Arvada homes listed or sold between $300,000 and $400,000.  (I'm using the term 'distressed sales' to refer to short sales and foreclosures. A 'regular' sale may also have been 'distressed' in the sense that the home was in need of major work.)

  • Currently, there are 66 Arvada homes for sale in this price range.  Two of them are foreclosures, one is a short sale. That's a 5% rate of distressed sales for Arvada homes in this price range.

  • Two years ago 15 Arvada homes sold between $300,000 and $400,000.  56 median days on market. Two were short sales, none were foreclosures. 13% rate of distressed sales.
