The camera should be the inspector’s best friend- Wenatchee Home Inspection Services

As home inspectors we all have our way, our method of how we do inspections.

I am a camera guy and find it my most indispensible tool.

                                                 Discovery during home inspection

On average I take 300 to 400 pictures of a home when I am inspecting it. It is my notebook, my eyes where I cannot go and a photo documentation of where I have been.

                                                      

When I get home from an inspection I go through each and every one of those photos and give them look over. I re-live the inspection another time gather my thoughts and put together my report.

This is not the quickest way to do a report but speed is not the end result I am trying to achieve. I trying to give my clients the very best inspection I can do every time.

This method will not be for everyone but it works for me.

All too often I get home and find items that I either did not see or could not see when I was on site.

I tell my clients I always reserve the right “to write” when I get home. That means when I get home I will review the inspection again and there may be items I forgot to talk about on site or that I discovered during my photo review or I am able to complete a hypothesis that I may have not when at the home.

I'm sure it's an invaluable tool Donald. What did we do in the days before digital photography? The local home inspector that I use most often also takes a ton of pictures, and he's got a huge photo gallery of some of the weird and wonderfull things he's come across during inspections. Some of the pictures are quite funny.

Malcolm, I think most of us now have a large collection of those photos. I really can not imagine doing an inspection without one.

Jay, That cat was funny. I was just setting my ladder up to check out an issue on the soffit and and I start hearing this sound. I turn around and here is the cat climbing out of the tree onto the gutter. Lucky that was in the shade else little kitty would of had a hot foot.

On photo review, it does take some time and that is why I do not think it is for everyone. Just my way of doing things.

 

The second photo actually is the washing machine standpipe. I was looking at something saw a weird color in the back so I took a shot. The one line I know was the condensate line I was able to trace it back, the other who knows but it should not be there.

I use the camera in the same way. I also do forensic sequencing when I find a significant defect, some times for small things too, just in case.

And let's not forget video. What you say also can be led to the conclusion, a better, more comprehensive report can be written in the office.

Robert, The camera has saved me more than I can count. It is such a good tool.

 

Jim, So true with the vids. Got to start using them even more. I find reviewing the inspection again really helps me with the report.
