Dorie, I gather that Home warranties are used on most every transaction in your area. Good idea. In our area it is unusual to have a home warranty. Even when we have tried to use them as an additional incentive to the buyer they have not been a big plus. Interesting how areas vary. Have A Great Day!

Dorie, I often encourage seller's to use a home warranty as an additional incentive for buyers. Good information, It gives peace of mind to a buyer.

Good info for your buyers and sellers.. We don't see much with home warranties here outside of the new construction homes... everywhere things are certainly different.
We rarely close a transaction without a home warranty -- whether the seller provides it or the buyer. Home Warranties are the norm in east Texas.

It is interesting how Home Warranties are utilized across the country. It just goes to show you real estate practices are local because they vary! In Austin..the seller is expected to pay for a home warranty..it is negotiable but many sellers choose to pay for coverage through the listing period as they know they are going to be asked to provide one for the buyer at closing. They feel the coverage is worth it.
