Investigating home warranty companies should be on your to-do list. When you find your perfect home you will want to know which company you wish to provide a warranty. In Austin it is common for the seller to pay for the first year so you need to know the cost to write in an offer. 

Austin Title has put together some information on what a home warranty is and why you should obtain one at the time of purchase of your home.



Part 2: Purchasing a Home Warranty

A Home Warranty is a contract between a homeowner and a home warranty company that provides for discounted repair and replacement service on a home’s major components, such as the furnace, air conditioning, plumbing and electrical system.  It can also cover major appliances such as a washer and dryer, refrigerator and swimming pool.

A home warranty is not the same thing as homeowners insurance, nor is it a replacement for homeowners insurance.  Homeowners insurance covers major perils such as fires, hail, property crimes and certain types of water damage.  A home warranty does not cover these perils.

Home warranty companies have agreements with approved service providers.  When something that is covered breaks down, you would call the warranty company who in turn sends out one of its providers to examine the problem and determine if it needs repair or replacement and if it is covered by the warranty.  If it is covered, he will complete the work and you would only pay a small service fee (usually about $50-$100 per service call).

The annual cost for a home warranty is dependent on the coverage and exclusions.  It is a negotiable item on the contract.  Check with your Realtor® or your title company for a list of home warranty providers for you to check coverages and obtain prices. You can always Google Home Warranties and read reviews on various companies. It's like making any purchase it's always wise to research ahead of time so you can determine which company you want to provide coverage.

Dorie, I gather that Home warranties are used on most every transaction in your area.  Good idea.  In our area it is unusual to have a home warranty.  Even when we have tried to use them as an additional incentive to the buyer they have not been a big plus.  Interesting how areas vary. Hi All,

It is interesting how Home Warranties are utilized across the country. It just goes to show you real estate practices are local because they vary! In Austin..the seller is expected to pay for a home warranty..it is negotiable but many sellers choose to pay for coverage through the listing period as they know they are going to be asked to provide one for the buyer at closing. They feel the coverage is worth it.
