One of the great programs that NCHFA offers is the “FirstHome Mortgage Program”.  This program offers below market rates to help first time home buyers.  Normally the rate is .125% to 1.00% lower than market rates.  Today’s rates can be viewed by clicking link to rates.  Lower rates can save the first time home buyer thousands of dollars over the life of the loan.

 

General Guidelines are:

·         Be a first time home buyer.  The definition of a first time home buyer is they have not owned a home in the past three years.  There are a few exceptions.

·         Income must be within established county limits.  Link to limits.

·         Purchase a home with a purchase price of $225,000 or less.

·         Have reasonable credit.

 

A lower mortgage rate means a lower mortgage payment but you know that.  I encourage the REALTORS that I work with to always ask if their client is a first time home buyer.
