Trumbull CT Real Estate Market Report June 2012
Trumbull CT home sales lost a little momentum in June compared to the June 2011. The Greater Fairfield County MLS had 29 closed sales recorded compared to 42 sales last June. 42 was indeed a hard number to beat. See the yearly sales chart below.
The good news is that the list. selling and median averages remained relatively flat. WE have been seeing gains. But we'll take flat results instead of decreases.
Other news is that there are 32 homes under deposit and 64 pending home sales. That is the highest number of pending sales in the yearly analysis.

The absorption trend, which shows the number of months it would take to sell the entire inventory at the same pace, came in at 5.51 months for the last three months. This is the second month in a row in seller's market territory. Sellers rejoice!!
This absorption rate is calculated on all price points. If you are selling your home, your agent should calculate the absorption rate trend for your price point to get a more accurate analysis.
Note that the June 2011 sales( with 42 sales) were definitely an outlier when compared with the rest of the year. Hard to beat that this month.
