Jacksonville FL Sales and Prices UpThe June 2012 Market Report from the Northeast Florida Association of Realtors paints a brighter picture of real estate than readers might believe if they are closely following the Case-Shiller Index.

For our area, the number of sales and the price of sold houses have increased. During June 2012 there were 1,565 closed sales, which is the highest number this year.

There were 1,907 Pending sales, which is a 23% increase from this time in 2011.

The average sales price was $200,112, up 9% from June 2011.

Sales inventory is at a six months supply, which indicates a balanced market, down from 9.7 months in June 2011. In some areas, a seller's market is hovering.

The inventory of homes dropped 30.7% from June 2011, and short sales dropped 19%.

It is taking less time to sell a home in 2012, 102 days vs. 128 days in 2011.

We are very happy to report these positive signs of a real estate recovery in the Jacksonville FL area!
