When buying a home there are many questions and many answers. Not everything is absolute and if you read many parts of the legal forms they don’t seem to answer the most basic questions. Most buyers are not trained in the legal jargon and after reading contracts you may still walk away with questions. I find my buyers  come back after meeting with attorneys and ask me “when do we actually get to move in?” or what does that “on or about date ” clause really mean?

It can be hard to predict as many different factors go in to the process. When signing a binder or contracts there are specific dates and deadlines to be met. They fall in a range though. Even with that set of guidelines, there is still the bank to work with and dates for obtaining the mortgage commitment and additional parameters can be adjusted as we go. Given all these changes or adjustments as I like to call them, knowing the exact date is next to impossible. When we are finally “clear to close”  and given the green light on the process, then the attorneys need to book a date when everyone can meet at the same time.

In Newburgh NY there is an attorney for the buyer, seller and one for the bank. In addition we need the person for Title and of course  the buyer and seller themselves. As a Realtor I always show up for any of  my buyers or sellers, but we are not obligated to attend. You can see how coordinating a closing can be a challenge.

The process of buying real estate is local. In Newburgh NY it is usually 45 to 60 days  for a closing from the signing of contracts. Contracts begin with enough time for buyers to get a mortgage and for the sellers to move out.  Knowing how things can change at the drop of a hat, having a back up plan is always a good thing. No guarantees on the time frame working as planned, but everyone certainly makes the best efforts to stay on track. Of course when there is no Plan B that is usually when something pops up last minute to cause a delay. Being prepared with an answer can help a stressful situation work. 

Remembering that once the process is complete and you get to move in, all those issues just go away.  Keys are turned over at the closing table from the seller to the buyer. A Happy New Homeowner is the result …and that is when you get a new set of keys to move into your home.
