According to research, staged properties sell quickly and at higher prices than those not staged. The most important point here is to persuade sellers to stage their homes, especially if it will cost alot to do it effectively.

Below are four was that will surely help you persuade hesitant sellers and make them understand that staging their homes will allow for more income from their home sale.

1. Make sellers realize that it's not their home anymore. The essential point to sell the home is to distance seller's self interest from the home's appearance and make it as desirable as possible for potential buyers.
This will mean painting the home "builder beige", replacing any distinctive artwork, family pictures, or other items unique to your lifestyle with generic pictures and accessories to allow buyer's visualization of their belongings inside your house. In case the seller seems hesitant, explain the advantage of packing those belongings with them instead of the risk of damage.

2. One of the hardest things a seller may face in staging their home is to envision it in a different way than it is today. Help the seller realize that the home must feel like "home" to potential buyers as well. Evaluate the need for repairs, repainting or re-carpeting. But unless the seller is a decorator, bring a decorator with you to talk to the seller about what he can do to make the home look its best without exceeding the budget.

3. Although it may difficult for the seller to have their pets stay somewhere else temporarily while the house is on the market, it's of the sale's best interest. Make the seller realize not to limit home showing to animal lovers and those without animal allergies, since so many people have them. Another advantage of moving your pet somewhere temporarily is that, since most animals are unadapted to having strangers on the house, especially if their masters are not home, they are more likely to run out through an open door or to protect his or her territory aggressively. Following this tip not only protects the buyer but also keeps the pets safe.

4. The trickiest part of staging the home is to persuade the seller to spend the money. While it is normal that the seller be defensive of the good condition of the home and its particulars, and surprised of the amount of money needed, explain its necessity: there are alot of newly renovated and furnished homes in the market that makes competition. It is not imperative to go expensive, just make the home up to date. This will make a good impression to the buyer and have a higher possibility of sale in a good price. You may have an entire team to do the work to take the load off the seller.

Failure to show the seller's house to its best advantage may mean a longer market time, less money for the seller, and possibly an expired listing for you.
