Well it happened.  My business partner got a listing for a mobile home on a rented lot.... Not my favorite animal to sell...  I had to do a lot of homework to find someone who would finance this place.  I also needed to coordinate with the park.   I found the lender by calling all my loan officers and one person knew of a lender.    THe problem is that they kept disqualifying the buyers second job.... The second buyer who was turned down got her family members to finance the trailer with cash.   She is one excited young lady.  Of course for some reason the interest of one buyer sparked other buyers. 

We actually signed the girl at 11:45 PM at night and the grandparents the next day.  Now the seller wants to stay until a certain day so we need to coordinate that and closing.... The inspection was not as good as we hoped.  The AC wasn't working and there were many other little things wrong.  I think this will settle but it is definitely as time consuming as big houses!  Money wise it is a good thing we double ended it but it did put us in an awkward spot when the inspection wasn't great.

Why are you putting yourself through so much work? Unless you are working on volume, you may want to spend your time in another way.

I've done many such deals and the conclusion is the same. I still do some of these types of deals, but my focus of time and effort have been primarily shifted to larger properties to make better dollar use of my time. In a nutshell, you're correct! Have a great weekend!
