Hibbard Road Gardens in Northfield - New Homes to be Built by James

After being on and off the market for several years, Hibbard Road Gardens has officially been sold to builder Edward R. James Partners of Glenview.  The 3.68 acre lot is located at the corner of Winnetka and Hibbard Roads and has operated as a garden nursery for as long as anyone can remember.  It was the spot to see reindeer at Christmas and turkeys at Thanksgiving.  But time has taken its toll on the business and the owner.

I spoke with representative Jerry James yesterday who told me that the exact number of homes to be built has not yet been determined.  Density and storm management have been issues with nearby residents and the builder is keeping this in mind as plans go forward.  He was recently quoted "We see this as an opportunity to enhance this corner, and create something special that both fills a need and provides an attractive entry into the village."  

What is known so far is that the homes will be targeted to people who may want to downsize - the Cape Cod style homes will be around 3000-3400 square feet with a master bedroom on the first floor. There will be two additional bedrooms upstairs and while there will be a homeowner's association, the homes will be owned fee-simple.

If plans and zoning are approved, the company hopes to break ground in Spring of 2013 with completion targeted for Spring of 2014.  No price ranges have been set yet.
