BUYERS: BE THERE FOR YOUR HOME INSPECTION!!!

 

 

 

Before I became a licensed Realtor in Oregon, I lived in California, and purchased a home in Klamath Falls, Oregon.  I trusted my "well-known" agent to recommend a good inspector. I can't even tell you how many costly items were covered up in that inspection. "Moving boxes" were stacked in the basement to "cover up" a big water leak, coming down from the kitchen. The heating system was never inspected and it sounded like a "jack hammer" when I moved in. Windows were painted shut, curtains covered broken glass panes, sewer line needed replacement, promised repairs were not completed, etc., etc.

This was a very poor inspector and a very unethical Realtor, and sorry to say, they are both still conducting business in Klamath Falls, as of this date. Unfortunately, I did not have the knowledge then that I have now. If I had been in Oregon, for that inspection, instead of packing boxes in Southern California, I could have avoided many problems and many dollars later spent...

Heed my advice, from one who's been there, WITH an inspection! BE THERE!!! ...Oh, did I forget to mention, that my house was "red tagged" before I moved in???  ...meaning "cannot occupy, per the County Building Department!" GET A GOOD INSPECTOR & AN HONEST, ETHICAL REALTOR!!!

Karen:  What did you have to do to move it?  I have never heard of red tag.  How did the city know there were issues?  Congrats on the Feature.

This is very sad.  People like this ruin it for the rest of us.  All of our home inspectors are sticklers.  Sometimes too much, but I'd rather have them like that then "easy" inspectors.

Good post.  I surprised the inspector did not catch the red tag.  Around here the post it to the front door so that is the first thing you see.

In our office we are prohibited from recommending inspectors.  We can give the customer a list of local inspectors or we can tell them to go to the Yellow Pages or better yet, Angies List.  I just sold a $200K property to a customer and in turn I sold their $200k property.  My customer paid $350 for an inspection on a 2,500 sq. ft. house while the other realtor had her "buddy the inspector" do the 1,400 sq. ft. condo for $1,000.  Pathetic.

Debbie - I often wonder how many others this has happened to also. I am sure that most Realtors and inspectors are     very ethical and beyond reproach.  I'm sure this is done to push sales through, and what amazes me most, is that this person has built such a name for herself (???), that she is always in demand.  Go figure!!!

Paula - I completely agree!!!

Valerie - As I was moving in, I started having electrical issues with the "jackhammer" heating system (geothermal).  I phoned a recommended licensed electrician, who had to correct the illegal wiring, which was done by an unlicensed electrician.  Permit was pulled, inspection was done by County, so they could proceed with the work.  When County Building Dept. came out for the inspection... boom!  Red tagged!  After the work was completed correctly, I was able to move in.  Very similar to "Money Pit" movie!!!  =)

I couldn't agree more. We as home inspectors encourage the client to be present.  Potential buyers should take the time and learn some things about their new home and it's condition.

Keith - The "red tag" was actually placed on my home after the inspection, and on the first day when I was in the process of moving in... Too bad in wasn't on there earlier, as I would have passed the house right by!!!

Phil Leng Team - This was not a fixer, although it sure turned out to be!!!  ...More like a "Lemon."

Michael - Never thought of that.... but I did get a "report," with everything covered up.

Didn't you have recourse against the home inspection company?  Also weren't the sellers obligated to disclose the problems, at least the ones they knew about or should have know about?

Laura - Yes, the sellers were obligated to disclose all of these problems, but they didn't.  I didn't even get the "lead paint disclosure," until weeks after escrow closed!!!  I moved to a small town in Oregon, after living in Southern California for the first 50 years of my life... I find this small town living to be quite different than the "big city."  It's beautiful here, but a lot of people seem to compromise the rules... but I'm sure that happens everywhere, unfortunately.  I did submit a lot of my bills to the real estate company, and did get some money refunded.  Thanks for your comment...

Allot of agents call through inspectors "Deal Killers" but the buyer has a right to know what the exact condition of the home is. I agree with #6 so I'm going to gain some weight.

Hi Bob - Loved your response... Nothing is better than a sense of humor!!!  I completely agree with you, but I doubt if you have to gain extra pounds to be "worth your weight in gold."  LOL  Sounds like you're an honest inspector that is already "worth your weight in gold!"
