People in your listing photos? Yes or no?

loungingI've never been a fan of seeing people in listing photos.  I think it's distracting, kinda like when we tell sellers to remove the family photos wall of fame. I mean, isn't it a time honored truth that except for those fresh flowers on the table, we really want the home to look like a model where no one actually lives?

Let's face it, when we see people in a listing photo it's always pretty apparent that it's just the result of a sloppy photographer.  Shot of the family room with the tv on and Johnny lying on the couch with a bag of chips in his lap or gramps sitting at the table reading the paper.  OR worst of all...the Agent in the mirror shot.  Trust me Mr. or Ms. you are not the fairest of them all.  If you can't take the shot without being in it...then don't take it. I beg you.

When I take photos of a listing the running joke is, if anyone is in the shot, including the family dog...they stay with the house.  Many wives ask me to leave the husband in the shot, by the way.  I'm sure they're kidding...

But is there a time when it's good to break the "no people" rule?  An article on Inman today spoke to that question and suggested staging a couple shots with people in them to maybe show how an office has room for 2 people to work comfortably.  Or, if there's a skylight over the workstation in the kitchen, might it be interesting to show someone preparing a meal in that spot?  Hmmm... I don't know.  I don't think I'm jumping on that bandwagon.  Maybe it's just that old habits die hard.selling a pool

The only time I think it might be fun to add a human to a listing photo is with those swimming pool shots.  Find a model or two and have them lounging by the pool.  Kinda like "picture yourself here...this is what you'd look like lounging by this pool!"  But then would anyone even notice the pool?

Hmmm...Maybe that's why Johnny was in that family room shot.  A "picture yourself here" moment.  Nah...we already know we look like in couch potato mode and it's really not a selling point.

Amy - Interesting. I don't allow people or pets in my photos. I also don't allow cars in the driveway with exterior shots. Boy, am I fussy!

In my market this is a sign of a lazy agent. I've seen kids, the elderly, and pets grace interior photos. My favorite are living room views with the TV on. Really, are you too lazy to turn the television off and re-shoot?

I'm with you Peter~ I've actually Photoshopped an entire car from a driveway when it couldn't be moved!  I've done it with pets too, when they hop into a shot and ruin it.

Doug~ A pet peeve of mine as well.  If you can't turn it off...then Photo shop a black screen over it.  Simple enough to do!

I am with Peter on this one.  This is a great post and I too try to get everyone out of the photos of the property.  Sometimes the dead car in the drive way get to stay but other than that - please move over for just a second and let me get this shot... and if you can please remove the clutter while you're moving!  It just makes a better picture.

I always make people get out of the photo.  I guess it comes from years of doing BPO's because they refuse any photos with a person in them.

Hi Amy - I don't think I've ever seen a listing photo with people in it that worked, but you did mention a couple of ideas that might, just maybe, have some possibilities, if they were done really well - but probably wouldn't be worth the effort to get them that way. I have had opportunity to use Photoshop to remove the unexpected cat or dog, but I ask people to please move. And if there are kids around, I always take their picture and give it to their parents.

I suppose it could work but then if you have people in shots they need to be dressed in a way that sends the appropriate message.  My feeling is "no people" and let the staging tell the story.  Our photography tends to go toward a combination of shots including artistic close-ups.  I can control those looks versus making people look just right.

I suppose photos with people in them might stand out from the rest - but only if models were used.  The homeowners should never be in them, accidently or on purpose.

There are so many beliefs regarding photos, but ultimately, probably simply a distraction. 

Price and location are king and queen.

Price it right in the right neighborhood and those photos are faded images in the corner of the mind.

No, no, no.... and I saw one the other day that had a DOG in the picture.  I love dogs, but I have found that many of my buyers do not.  Why include anything in a listing photo that may turn off a potential buyer???

I think people distract from photos, even when they're in a swimming pool. I've never worried about cars in the driveway, but I can see how that might detract.

No! No! No! People and pets do not belong in listing photos unless they are also for sale - in which case the MLS is not the marketplace they should be using. And those ginormous tv screens? Leave them off! I don't know why I find it so annoying to see something on the tv screen in a listing photo but I do.

Our MLS has a rule that prohibits people / and pets in the photos on the MLS. You bring up some points to consider as far as other photos on other sites. I think I would still prefer a professional photo of the home and its features without any other distractions.
