4 Great Reasons to Be a Hyperlocalist

Are you familiar with the concept of Hyerlocalism?  If not, then you should be!  

Basically, a Hyperlocalist focuses their marketing and business strategy on a very specific geographic area.  Usually this will be a defined neighborhood, but it might be so focused as to concentrate on a subset of an area.  For example, there is an agent who is very successfully focusing his career on a subset of condos in the Philadelphia area.  His "neighborhood" is about 2 blocks square!

If you've never considered Hyperlocalism as a strategy, here are 4 great reasons why you might want to:

  1. The Commute.  One of the best ways to create your Hyperlocal identity is to actively focus on the neighborhoodbike riding - hyperlocalism you live in.  It therefore follows that your "commute" becomes nearly non-existent.  While there will always be times that you want to use your car - for transporting signs, for example - during those times, your driving distance will likely be less that 2 miles.  Roundtrip.  Last year, I walked or rode my bike to listing appointments!
  2. Name Recognition.  And face recognition.  When you are focusing your efforts on a specific area, your name and your face will be in front of your target audience constantly.  It is well known that people prefer to work with people they know, and just by seeing your name multiple times in the area, your client base will feel like they know you already.  And it's true - they will know your name, your face, and your "voice" by the information you are providing.
  3. Expertise.  One of the other things that a potential client is looking for when hiring a Realtor is expertise.  They want to trust that their agent is doing everything they can to protect their interests and their money.  As a Hyperlocalist, you will study an area in depth and be able to spot trends as they are happening - sometimes even just before they happen.  This is especially helpful for sellers whose market is starting to change significantly.  If their agent is not familiar with what has been happening in the area, they may not understand what the market will truly bear, and may mistakenly price too low based solely on prior sales.
  4. The Community.  When you focus hyperlocally, you do so for a reason.  You may simply love the homes in the area - historic homes?  Contemporary homes?  Brick bungalows?  Or you may love the amenities - towering old trees, cute cafes, trendy restaurants, lots of walking trails...  No matter what the reason for your focus, you Love your communityare going to meet like minded people.  Those who love the area for the same reason you do.  You will become part of the community, and you will love being there.  The old adage comes to mind: "When you love what you do, you'll never work a day in your life."  

There are many reasons why Hyperlocalism is a great strategy for business.  Those who practice this strategy are usually happy to share their reasons.
