Kathy: Every time I see a listing on the MLS that has only one or two photos - I think dog. The house must be horrible and there is no way it is worth seeing.
Excellent reminder Kathy! Curb appeal is essential as well as clean, clear rooms in the pictures. Home staging pays for itself - faster sale, better price. Boynton Beach sellers and remodelers need to call Kathy.
Awesome post, I get so many calls for listings that the home is not ready nor is the home owner. Bravo.

You nailed this one! Clean up, spruce up, trim up and fix up before listing. The home needs to offer good curb appeal before calling the Realtor® to shoot the MLS photos. Pride of ownership is always a huge plus in selling a home! Suggested.

Great point here Kathy.. I too see bad photos of a home, or one or two.. what does that tell me about that home?? I move on to the next and the next. It is all in the presentation!

Very true Kathy, the same can be said for their marketing as well. If it's not exposed correctly it won't be seen.
Here in The Woodlands this can be a problem if people let the trees and shrubs get too thick.
I see this same thing, done by kids and adults too! Great tips...of course it is necessary to be able to see what you are buying :)
Good morning, Kathy -- such a great opening example - when your home is on the market for sale, be ready from the street and from the start. Your presentation online and curb appeal will make a buyer stop and want to proceed or run(very quickly) to the next lisitng. Well-done.

Good Morning Kathy, great points - I have to say I always tell my sellers that nearly every buyer wants to drive by a home first, within seconds they decide if they want to get inside, the extrior look and condition means everything. Have a great Monday
You're so right especially in FL how the trees and plants seem to overtake the houses overnight Kathy! Buyers won't buy what they can't see!
Kathy - I'm still thinking about those poor kids sitting there with no cars to wash... You're so right. No MLS or poor MLS photos are the equivalent to a faded car wash sign. They don't grab anyone's attention, and the possible sale is lost.
BARFF- hope your knees are better.
Valerie- we're all human and we don't want to see just a few pics of the amenity area and entrance.
Bobbie- I'm always surprised at poor MLS photos. It's mind boggling.
Janine- I've seen some homes where you needed a machete to get up the front walk! Things grow quickly here in FL. and you have to keep things trimmed.
John (QMan)- thank you sir. Once I had a client take a walk with me through his neighborhood so he could see the difference between his yard and his neighbors. He got it!
Janis- you could have a great product or house but buyers are going to drive right by if it's overgrown.
BarbaraT- even though the pendulum may be swinging, buyers still want to buy a house that is well maintained.
Gabe- exactly- they need to be careful in choosing their Realtor and ask how he/she plans on marketing the property.
Paula- I can see the big pine trees and shrubs there! I love the Woodlands.
Kristin- I wanted to drive back and give the girl a darker marker for her sign!
Michael- I have to admit that as a buyer, I remember pulling up to a house that was so bad I told the Realtor to cancel the appointment. I didn't want to set foot on the property.
Joan- of course, I've also seen the opposite. I had a client whose curb appeal was perfect. I stepped inside and whoa what the heck happened.
Scott- have a super week. And yes, I think a lot of buyers will drive by first to check it out.
Karen- I forgot you lived here, right? If you don't keep on top of the landscaping, it will overtake the house!
Sally- I know... of course it also didn't help that it was cloudy and looked like rain! But, yes, I felt sorry for her.
Great post Kathy! Sometimes the clients really don't know what their home looks like until they walk across the street or see it online. Luckly... we stagers have that vision ;))
LKP- I find showing them photos of their rooms and how they will look online helps.
And if they can't see the house #s they won't find it either! I have been to so many houses lately with no house numbers or you can't see them. Yes the for sale sign helps but sometimes there isn't one up and sometimes you just want to be sure you are at the right place. Ha.
This is such good advice Kathy. We took over a listing that had been on the market 288 days. Had the client trim the bushes and trees and spruce up the place...got a good contract in 14 days. You gotta be able to SEE IT...and it needs to LOOK GOOD!
