Last week had minimal activity, as you’ll see from the update. Maybe it’s all the great weather we’ve been having that kept people at the beach and out enjoying the Island instead of real estate shopping. We went to Oahu for a day – drove up to Haleiwa on the North Shore and stayed at a condo right on the beach – something you can’t do in Princeville. Fun and relaxing. On to your update:

New Listings:
Emmalani Court 413 is back on the market priced at $395K and is apparently not a short sale despite selling for $565K in 7/05. It was previously listed from 6/06 to 5/07 with a price of $699K which reduced to $619K during the listing, again from 7/07 to 7/09, starting at $565K, then increasing to $595K and ending at $550K, and finally from 11/11 to 6/12 when it came on the market at $349K and moved up to $400K.

Contingent:
Bank owned Hale Honu fell out of escrow on 7/3 and went right back in on 7/9. This 3 bedroom unit sold for $510K in 8/05 and was foreclosed on in 8/10. Short sale Plantation 312 had a similar experience, falling out of escrow on 7/6 and going back in on 7/9. This 2 bedroom unit sold for $565K in 8/06. Plantation 912 also went into escrow priced at $379K. This property is an excellent example of what was going on “in the day” as I like to say – which was back around 05-06. This unit sold from the developer for $405K on 10/21/05. It then recorded on the same date to a different buyer for $525K, reaping the first seller a tidy profit for not even owning the unit 24 hours! Buyer #2 immediately turned into seller #3 as it recorded a third time on the same day to yet another buyer for $599K. It’ll be awhile before we see that type of activity again.

Price Changes:
Puamana 5A, which last sold for $325K in 1/04, reduced from $295,500 to $289K. That’s it for this week as far as condos go – now on to your Princeville home update:

As I noted in the beginning, we stayed in Haleiwa and spent the day at the beach. The picture below is taken by the condo where we stayed.
